If you are planning on renting an apartment in Boulder there are several things that you need to be aware of in order to find the best place for you. Many people who live in Boulder are college students attending the University of Colorado or one of the other universities in the city. Additionally another large demographic in Boulder is made up of young working professionals who have recently graduated. The large number of young people, roughly ages 18-34, makes renting housing a bit tricky in this city. Although it is important to find a rental unit that visually appeals to you, there are other factors like cost, location, and property management to consider as well.

Since Boulder rental properties are in high demand it is best to start looking for available units as early as possible. Units that will be available for the fall 2012 semester are already being leased today, so act now. When moving to Boulder you can expect to pay a higher monthly rent than places located outside the city limits. The average rental price for a 1 bedroom 1 bathroom apartment unit with approximately 750 square feet will cost about $1100. Many young people find that sharing the rent on a 2 bedroom unit is more cost efficient. For your average 1000 square foot 2 bedroom 2 bathroom apartment you can expect to pay around $1500 a month. Most rentals also require a minimum of a 1 year lease in addition to two months rent for your deposit. Although Boulder is an animal friendly city, pets are not always welcome in a rental. If they are, a pet deposit is almost always required.

Boulder is known for its excellent public transportation which makes finding the right location for your rental pretty easy. With that being said, the downtown area offers students the most resources usually within walking distance. Retail shops, restaurants, grocery stores, and tons of outdoor recreational activities can be found only blocks away from campus. There are many different kinds of rental properties available right in the heart of the downtown area. These units will be in greater demand than any other rental in the city, so if you are interested in signing a lease for a property such as this it is beneficial to start your search today.

The last thing to consider is who the property management company is that you are signing a legal document with. There are some management companies that are more reputable than others in terms of being fair to young tenants. The only thing worse than having an overbearing landlord, is having one that doesn't care at all. Overbearing landlords or property managers can make living on your own more difficult if they are continually in your business and monitoring their units. On the other hand, a lazy landlord could just assume let you live in an inadequate setting in the event that something breaks. Getting recommendations from friends and neighbors who live in a potential rental complex is a great way to find out if that unit is right for you.
